VACANT STAGING
In our design business, we often hear “I’m such a visual person!”. The average person can find a blank canvas overwhelming. Selling a vacant home opens your listing up to a lot of risk. Buyers find flaws more easily, they may wonder about a room’s purpose, or just have a hard time visualizing their style in a space leaving them feeling lackluster about the property. DIYing a vacant property is time consuming, labor intensive, and stressful… not to mention costly! Let us help set the stage for a successful listing!
After a visit to the property, you’ll receive a home sellers staging report + guide, a proposal outlining the rooms we recommend staging, along with any updates to the home that we feel could enhance your listing.
The goal is to be intentional about the best spaces to highlight and stage them in a way that attracts your market, paints a picture of what “could be”, and maximizes your home’s marketability! Our plans are flexible and can range from a few rooms to the entire property, including outdoor spaces.
Vacant Consultation: $250 (up to 60 minutes)
Minimum Investment: $1,800 + Labor/Delivery
Cost Breakdown: On average, we find staging runs about $1.50/sf, but each home is unique and requires an intentional plan that best showcases the space. Initial contracts are a flat rental fee for the proposed plan (up to 2 months of staging) + pro-rated monthly fees after the second month (typically around 25% of the initial fee).
Credit: $100 booking credit when staging services are booked within 1 month of consult.

PARTIAL AND OCCUPIED STAGING
If you have one foot out the door or you’re able to keep some furnishings behind through closing, this is a great way to maximize staging costs. After an in-home assessment, we can advise which of your furnishings will best showcase your property, which to pack up and send to the Pod, and how best to tidy your personal property during the listing period.
Styled + Staged will create a custom plan around your furnishings and supplement with complementary items from our robust inventory to create a cohesive and finished look, appealing to the most buyers to sell quickly for the highest price!
Partial Staging Consultation: $300 (up to 60 minutes)
Minimum Investment: $1,500 + Labor/Delivery

CONSULTATION + EXPERT ADVICE
Whether you’re listing in a few months or ready to launch while living in your home and aren’t quite sure where to start, after an in-home assessment, we can offer tips and recommendations on home staging best practices - furniture and spacial layout, cosmetic updates, feng shui tips, and easy improvements you can do now to prepare your home for when the time is right to list! This is a great way to get prepared for professional staging or DIY the whole shebang!
